Property Management

We specialize in professional short term leasing and management of single-family  

homes, condominiums, and town homes in the Mission Beach area. 

 

Our commitment to providing exemplary service to both our

 tenants and our owners is our number one goal.

 

Contracts

We want good tenants just as much as you do! We pride ourselves in the quality of tenants we are able to attract. Our extensive tenant screening and client registration help ensure this.  All potential tenants are required to sign a rental contract and complete a client registration form prior to reservation confirmation.  A $150 holding fee is taken by credit card upon verbal confirmation of reservation.  This secures the rental time for the tenant and takes the property off the market.

 

We conduct a move-in inspection with each new tenant verifying condition of both the property and it’s furnishings/contents.  A complete inventory can be conducted by our inventory specialist for an extra fee.  Upon request we can also videotape and/or take digital pictures of the condition of the property before and after each tenant.

 

We automatically designate all properties as non-smoking and no pets.

 

Because vacancies are expensive for both of us, we make every effort to keep our vacancies to a minimum. We advertise vacant properties using both print media and the Internet, allowing a potential tenant to view your property 24 hours a day, 7 days a week.  Our aggressive marketing techniques allow your property to be presented to the largest possible market in the shortest possible time.  We provide a live response to all telephone and email rental inquiries.

 

Security Deposits

For additional protection, we collect a $500 security deposit for each stay in every unit.  All deposits are maintained in a client trust account, as required by California State Law, until they are either refunded to the tenant upon the successful checkout inspection or are (partially) forfeited to cover damages.

 

Rent Collection

All balances are due 60 days prior to a tenants stay.  If the reservation is made less than 60 days prior to the first day of stay, the balance is due immediately upon reservation confirmation.  The $150 holding fee is non-refundable if a tenant cancels their reservation, but is otherwise applied towards their rent.  For rent payment we accept personal checks, cashiers checks, business checks, Visa, MasterCard, Discover Card, and American Express.  Our cancellation policy is as follows: In the event of cancellation, any monies paid shall be forfeited and may be refunded when and if the property is re-rented for the complete term of the agreement or portions thereof.  We will make every effort to re-rent the property and to return those monies recuperated through re-rental providing the owner has not lost revenue.  Security deposits, TOT, and cleaning fees are always returned.

 

Property Inspections and Preventive Maintenance

Our main job is to protect your investment property.  We make inspections of the interior and exterior of each property in between each tenant.  Following each tenant’s departure, the condition of the property is compared with the property condition upon move-in and is checked for discrepancies and damage. 

 

Repairs and Maintenance Services

A key to protecting your investment property is timely and skilled maintenance.  Routine repairs and maintenance will be performed as needed and will be based upon urgency and importance.  We will provide this service at a reasonable price using our own qualified personnel.  Each repair and maintenance service performed is documented in writing and supported with invoices and/or receipts.  You may reserve the right to schedule and control any or all repair and maintenance responsibilities if you desire. 

 

Accounting Services

Every transaction that affects your account balance is recorded and explained in detail. Our computerized accounting system allows you to see an itemized statement of all that transpires with each of your properties on a monthly basis.  In addition, we send copies of all work orders, receipts, and rent checks on file on a monthly basis or as requested throughout the year to help with your tax preparations. We also provide a complete year-end account summary that shows you each accounting transaction posted on each of your properties. These statements are specifically designed to simplify the year-end tax preparation job for you or your accountant. Money will be released to you as soon as the tenant has checked in to the property.

 

Management Fees

Our management fee is payable upon check in and is automatically deducted from your proceeds prior to their release to you.
